ABOUT THE PARKSHORE


Located in Chicago's New East Side neighborhood, the ParkShore symbolizes gracious city living at its best. Built in 1990, the ParkShore consists of 482 residences including 53 one-, 53 one- den, 159 two-, 106 two- den, and 106 three-bedroom homes. There are nine residences per floor except for the 55th floor which has five. The large floor plans and expansive windows provide residents with views of Lake Michigan, Monroe Harbor, the Chicago River, Grant Park, Millenium Park, Navy Pier, and the evening sparkle of city lights. The ParkShore's proximity to Michigan Avenue and Loop shopping, museums, restaurants, and theaters makes it an enjoyable, convenient, and interesting place to live.


The ParkShore is our Home. We chose it because it reflects what we each want- comfort and the latest amenities, decorative beauty and stunning views, convenience and yet -slightly off the beaten path- location- a place we're each proud of- with a grocery store that will fill our gourmet tastes, a dry cleaners that will do alterations, a staff trained and ready to serve us, a summertime tennis court and swimming pool, and activities galore all year long.


Committees meet regularly to oversee the daily workings of the Building, and every owner is welcome to participate and be involved as well as to attend the monthly Board meetings. With this prevailing openness, the first elected Board of 1997 reinforced the philosophy of Developer Bart Berman to give the ParkShore a truly family atmosphere, continuing the founding policy not to charge user fees for our facilities but rather to institute livable Rules that, again, reflect what we want- a beautiful, livable, friendly Home.



ABOUT THE ASSOCIATION


The ParkShore Condominium Association was established in 1995 under the Illinois Condominium Property Act with the filing of the "Declaration of Condominium Ownership and of Easements, Restrictions, Covenants and By-Laws for the ParkShore Condominium Association" with the Cook County Recorder of Deeds. This document provides the legal foundation on which the Association operates. The Declaration also establishes the percentage of ownership of the common elements for each unit in the Condominium.


Under the Declaration, management of the affairs of the ParkShore Condominium Association rests with the seven-member Board of Directors. Each member of the Board must be a unit owner. Its seven members are elected for two-year staggered terms. The election of the members of the Board is held at each Annual Meeting. From its members, the Board elects a president, Secretary, Treasurer, and other officers it deems appropriate. The remaining members serve as Directors.


The Board meets regularly on the fourth Tuesday of the month, and during those meetings, there is usually time allotted as an open forum when owners may ask questions or discuss issues as needed. Meetings are open to all unit owners, except for any portions of the meeting which may be closed under provisions of the Act or Declaration.


The ParkShore standing committees include Finance, Building, and Social. Each committee is chaired by a volunteer unit owner who also serves as an ex-officio member if the Board. The President of the Board serves as an ex-officio member of all committees.


The Board is responsible for establishing policies with respect to the management of the Association including the budget, management and security of the building, and rules for unit owners and residents.


The Board has contracted with a management company which is responsible for the day-to-day execution of the Board's policies. The Property Manager, who is a representative of the management company, maintains an office on the first floor of the building. The Board has contracted with outside professional firms to manage the garage, the valet/Receiving Room, and the grocery store.
